
Online roof-insulation prices can be misleading when they do not describe the existing roof or the system being quoted. A sound roof that needs a straightforward thermal upgrade is a different project from one with failed waterproofing, cracks, multiple old coatings or difficult detailing.
Roof area is only the starting point
Square metres are relevant because they affect material quantities and labour, but they do not describe preparation. Perimeters, parapets, penetrations and changes in level can add significant detail work.
Existing condition can change the scope
Before insulation, the roof should be assessed for cracks, loose materials, ponding, old waterproofing and signs of water ingress. If the waterproofing layer is failing, that issue needs to be incorporated into the project rather than ignored beneath a new thermal system.
The insulation system matters
Different materials and build-ups have different installation methods, thicknesses, protective requirements and compatibility considerations. A quote should identify what is actually proposed rather than using the word “insulation” as a generic label.
Access and roof details
Roof access, equipment, solar installations, water tanks, services and penetrations can affect preparation and sequencing. The way these details are treated should be considered in the scope.
Waterproofing can be a separate cost component
