
Concrete itself should not be treated as the complete waterproofing strategy for a flat roof. The roof needs a continuous approach to water management, including the waterproof layer, falls, outlets, penetrations and perimeter details.
Cracks and movement
Concrete and associated finishes can crack for different reasons. A waterproofing system needs appropriate detailing at vulnerable areas rather than simply relying on a cosmetic coat over every crack.
Drainage and ponding
Flat roofs are not necessarily perfectly level; they should manage water toward suitable outlets. Blocked drains, poor falls or local depressions can leave standing water after rain. This does not automatically identify the leak point, but it increases the importance of sound waterproofing and detailing.
Penetrations and roof equipment
Pipes, supports, solar equipment, services and other penetrations interrupt the roof surface. Their interfaces need to remain watertight. Older repairs around these areas can become weak points.
Parapets and upstands
Waterproofing does not stop at the horizontal field of the roof. Changes of plane, parapet walls, corners and upstands are all part of the system and need compatible treatment.
Layering new coatings over old failures
